Open Space Residential Plan for Muller Glen as of March 22, 2012 with 33 units



12/13/2011 Here is a pdf of the full 31 unit OSRD proposal that Symes/Muller Glen LLC came back with. Notice the site footprint is not much different than the PDD plan that Town Meeting rejected.



31 unit plan with an approximately 50 foot wetland "no build" buffer that the Burlington Conservation commission could impose under state law:

Notice that if the Conservation Commission selectively imposed the 50 foot buffer (even still allowing the entrance road to be built in the 50' buffer) it could better protect the wetlands downstream and provide for more contiguous open space. It appears that no more than 6 or 7 out of the 33 units would be affected either needing to be omitted from the plan or relocated. And even if the houses in the wetland buffer were omitted, the development density would still be 140% over a 19 unit by-right conforming single family development.

Here is the "wetland buffer" as seen in the Seven Springs Development across the street from Muller Glen. Must be a nice view, but where is that buffer again?

Identified as an area of conservation potential in the Town of Burlington's 2005 Open Space Plan . The approximately 15 acre muller glen parcel of land abuts Mary Cummings Park to the West along Muller Rd. The stream that flows through the property feeds into Mary Cummings Park and provides water to the Town's aquifer and drinking water supply.

Although several acres along the road are the site of a now vacant warehouse and garage, the majority of the Muller Glen parcels have regrown and become part of an important habitat which provides a natural corridor between neighboring conservation and park areas.

We hope to see as much of this land put into conservation as is possible. Please see the Map of Mary Cummings Park and Whispering Hill showing how Muller Glen relates to the park and other neighboring conservation areas.
