12/13/2011 Here is a pdf of the full 31 unit OSRD proposal that Symes/Muller Glen LLC came back with. Notice the site footprint is not much different than the PDD plan that Town Meeting rejected.
31 unit plan with an approximately 50 foot wetland "no build" buffer that the Burlington Conservation commission could impose under state law:
Notice that if the Conservation Commission selectively imposed the 50 foot buffer (even still allowing the entrance road to be built in the 50' buffer) it could better protect the wetlands downstream and provide for more contiguous open space. It appears that no more than 6 or 7 out of the 33 units would be affected either needing to be omitted from the plan or relocated. And even if the houses in the wetland buffer were omitted, the development density would still be 140% over a 19 unit by-right conforming single family development.
